I agree that I'm way overrated.
Top five scary things I did today: 1) Bought a house 2) Ok, #1 pretty much covers it for me. It is the biggest mortgage I've ever had. I'm pretty sure that the entire mortgage is less than what a lot of posters bring home a month I know for certain that it is less than some posters make in mortgage payments each year. Still scares the shit out of me. |

Maybe I should have tried to sell the other one first. It just seemed like way too much of a pain in the ass to do it that way. We are going to rent it out for
a while until I figure out what to do. If things go ok I should still be mortgage free in less than five years.

Would the capital gains valuation start with the date of purchase or the date that it became a rental property? I've got more equity in there than I owe on
this other house. I don't want to give it to Uncle Sam unless I have to. I bought it 12 yrs ago and it has more than tripled in value (on paper).

As long as you sell within three years of it being your primary residence, you have a $250,000 exclusion. If you keep it as a rental more than three years,
you're screwed when you go try to sell. You definitely want to unload it w/in three years to avoid the tax.
