Well, you've got three options:
1. Raaj's first language isn't English and the house comes with all the shelves. 2. Electric light fixtures - anything attached that requires a tool to remove it is deemed a fixture and is required to stay with the house unless noted in the agreement of purchase and sale. 3. They are leaving all the garden gnomes. Take your pick. |

I did an offer a few weeks ago and I asked for "all elfs" and the other agent had no idea what that was, when I told him he said it was new to him.
I am pretty sure elfs has been used for years.

Looks like your area is afflicted with houses built with "garage-ons", where all you see is this honking huge garage pointing out to the street. I
have a feeling, that in 10-15 years those styles will be so dated and undesireable that you might have a hard time getting rid of it. Try to find one that has
curb appeal and doesn't have the garage as the main front feature.

We just bought a year ago and don't know anything about that. I don't understand why everyone freaks out over parquet flooring. It's still better than laminate. I'd stain it a rich dark color rather than rip it out. It'll probably even get popular again and then everyone will be crying. I think all those houses are SUPER boring and overpriced. Go to Hamilton and get a century mansion for less (okay, that particular one is more but there are a lot in the 200k range, and this area is within walking distance to Hess village and has some sweet houses). Actually, even though I don't think much of the house, if I were buying right now I'd get this for its location: http://www.mls.ca/PropertyDetails.aspx?PropertyID=6729057 The backyard IS Bayfront park. There's a picture (the last one under more)... the city mows that huge expanse of grass for you. Spend the extra money on a sailboat and keep it at the harbor and fuck off to wherever you want every weekend in it. And the traffic isn't that much worse from Hamilton. The in-street Mississauga traffic and the from-Hamilton hwy traffic getting to Mississauga take about the same amount of time, according to my neighbors. If you truly wanted something that will go up in value, Hamilton is the place to be. You can even get boring cookie-cutter homes there if that's what you truly wanted, but... why? |

I'm with Magdalyn. Those are all the same home. And they're all attached to your neighbor so you're stuck with that. Unless you're heart is set
on an attached home I'd bet there would be more potential value in a free standing structure.

Sadly, where I live I don't think there has been a single house built in the last 30-40 years that doesn't have a 2+ car garage facing from the front
of the house. "Hi! This is my house! Welcome to my garage!"
It's interesting, too, because most suburbanites get really, really angy when I suggest that it might be nice if they built new houses with garages to the side or in the back. Apparently, people lurve garages more than the rest of the house. |

I know what you mean about the garage-on, but isn't it practical to have the place where you park close to and facing the street? In suburbs like this,
isn't the garage really the main daily entrance? People living in these houses will be driving into their houses. Lot size is limited and narrow; of course
the garage is pushed to the front. These aren't urban walking neighborhoods are they?

No, but there's absolutely no curb appeal to those houses. All you see is the garage, the front door and maybe one window and a huge expanse of concrete.
And I lived in that type of house and neighborhood once and because the only window onto the street for most of the houses was a bedroom window, no one could see what was going on in the neighborhood. There were more houses robbed during the day in that neighborhood than any other I've ever lived in. The neighborhood I live in now has houses with main rooms facing the front, so that at any given time, someone could be looking out. |

Every financial inst. have its own compliance policy for mortgages. Easiest way to compute: if your bills exceed 40% of your net household income (wihout
rent/current living expense) then you might want to re-arrange your debts before applying. Thats at least how my bank does it.

First of all all the homes here are the same and it's standard, second of all I cannot stand 1 storey homes, third I cannot live in Hamilton, never will
because I work in Toronto and never want to drive or take the Lakeshore GO TRAIN line not to mention I don't want to take forever to get to work

Sorry Magdalyn, the land transfer tax rebate only applies to first time buyers who have entered into an agreement of purchase and sale after Dec 14 2007 (their
words not mine). It is a program extension of the rebate offered to purchasers of new homes.
The homes you reference are interesting in that the 399k home on Herkimer is conditionally sold (will firm in days) and sold in less than a month. I wont know the selling price until it firms but I bet it was close to or even over asking. The second one - has the fatal location of being north of Barton. Have you seen it? It has been listed since November 07. Nothing is taking that long to sell at the moment, the local market is unbelievably hot. It must not look like the pictures (you won't believe how they look compared to the pictures sometimes, you just cant believe what you see any more). Speedy, the layout and location are the most important features you should be considering. Everything else can be changed by you or the next guy, what you can't change is the location and in those types of houses you want the best layout at the outset, unlike an older home that no one minds reconfiguring. |

I've seen it. It's not far from where we live. If we hadn't JUST bought last May (and if I didn't love my brick... shaped like the Herkimer
house but in need of renos) we'd be sorely tempted. I'm sick of riding my bike 5 minutes to get to the Waterfront Trail. I'd DIG living right on
it. The house doesn't have as much character as most in the area, but I would trade that for the location for sure.
This house is much closer to me and is rather like ours (we know the people who live there), and it sold in 4 days. People are too snobby about the Barton street locations. There are many beautiful houses there, and many that can be had for a song that just need some love. Sure, there are a few crack dens but I'm all for gentrification here. Let's move the nice people in and contribute to the betterment of the area!! The "mountain" is boring and sucky. heh I guess a lot of people aren't "into" living downtown, walking to galleries and restaurants and the bay, and think new construction is beautiful. But I wouldn't trade the whore on my corner for having to live in a tract home. |

Okay... focusing.
Those other houses look really REALLY big. Do you even need that much room? I guess I am backward from most people, because I'd rather go a bit smaller and have extra money to spend on me me me. I haven't looked much at Mississauga, though. The farthest I've checked houses out is Oakville. Actually, I looked in Toronto too... I just skipped Mississauga entirely. Is there anything there at all other than builders' developments? |
