Did your agent come to this house with you? If the agent went to look at a FSBO or recommended it to you or had the slightest wiff of anything to do with it you likely have to pay them something.

No he never visited the house, the private seller does not want to deal with agents. I am planning to buy him a big gift basket or something to thank him. I even offered him some money to help me negotiate or write the offer letter but he declined and said that he did want to charge me.

Yes, it's in his brochure and I will point that out, even though he basically has NOTHING exciting. His brochure did specify 5 Whirlpool appliance package. Besides that, I'm not really intersted in the rest; besides the California shutters.
